Getting Started

When most people hear the term land surveyor, they picture someone searching for property corners or marking boundary lines. While boundary surveys are certainly an important part of the profession, they represent only one of many services surveyors provide.

Today's land surveyors combine legal research, field measurements, advanced technology, and professional judgment to support property owners, engineers, architects, contractors, developers, and public agencies. Whether you're buying land, planning construction, or simply trying to better understand your property, a surveyor often plays a critical role.

Boundary Surveys

Boundary surveys are the service most people are familiar with. Their purpose is to determine the location of property lines based on deeds, plats, historical records, physical evidence, and field measurements.

Boundary surveys may be needed when:

  • Purchasing or selling property

  • Installing a fence

  • Resolving a boundary question

  • Locating or replacing property corners

  • Preparing for construction

Every boundary survey involves much more than locating monuments. It requires careful research, evidence evaluation, and professional interpretation.

Topographic Surveys

A topographic survey maps the existing features of a property.

This includes information such as:

  • Ground elevations

  • Hills and slopes

  • Trees

  • Buildings

  • Roads and driveways

  • Utilities

  • Streams and drainage features

These surveys are commonly used by engineers, architects, and designers when planning new construction or site improvements.

Construction Staking

Before construction begins, someone has to transfer the design from paper to the ground.

Construction staking provides contractors with precise locations for features such as:

  • Buildings

  • Roads

  • Parking lots

  • Utilities

  • Storm drainage

  • Retaining walls

  • And more

Accurate staking helps ensure projects are built where they were designed, reducing costly mistakes and delays.

ALTA/NSPS Land Title Surveys

Commercial property transactions often require an ALTA/NSPS Land Title Survey.

These surveys provide detailed information about:

  • Property boundaries

  • Improvements

  • Easements

  • Rights-of-way

  • Access

  • Utilities

  • Potential title concerns

They help buyers, lenders, title companies, and attorneys better understand the property before a transaction is completed.

Drone Mapping and Geospatial Services

Modern surveying increasingly uses unmanned aircraft systems (UAS), commonly known as drones, to efficiently collect data over large areas.

Drone technology can be used for:

  • Orthophotography

  • Existing conditions mapping

  • Progress documentation

  • Site planning

  • Volume calculations

  • Large-area mapping

When combined with traditional surveying methods, drone data provides an accurate and efficient way to visualize a site.

Subdivision and Land Development

When property owners want to divide or combine land, surveyors prepare the maps and legal documents needed for review and approval.

These services may include:

  • Subdivision plats

  • Recombination plats

  • Minor subdivisions

  • Boundary adjustments

Surveyors work closely with local governments, engineers, and property owners throughout the process.

Why Surveyors Do More Than Measure

Surveying is unique because it combines history, law, mathematics, engineering, and technology into a single profession.

Every project requires more than accurate measurements. Surveyors research historical records, evaluate physical evidence, interpret legal descriptions, and apply professional judgment to help define and document the land.

No two properties are exactly alike, which means every project presents its own challenges and opportunities.

This was a very informative and easy-to-follow article! I especially liked how it explained that Land Surveying involves much more than measuring boundaries, including topographic surveys, construction staking, drone mapping, and subdivision services. A great resource for anyone wanting to understand what surveyors actually do.
