Do I Need a Survey Before Installing a Fence?

Installing a new fence can improve privacy, security, and curb appeal, but before you start digging post holes, it's important to know exactly where your property lines are located.

One of the most common misconceptions homeowners have is assuming an existing fence, tree line, or mowed area represents the property boundary. In reality, these features are often located inside or outside the actual property line.

Installing a fence in the wrong location can lead to disputes with neighbors, costly relocation of the fence, and potential legal issues.

When Should You Get a Survey?

A survey is strongly recommended if:

  • Property corners cannot be located

  • You are unsure where the property line is located

  • There is no existing survey available

  • A neighbor disputes the boundary location

  • You are installing an expensive fence

  • You recently purchased the property

What Type of Survey Do I Need?

In most cases, a Boundary Survey is the best option. A boundary survey identifies property corners, determines property lines, and provides the information necessary to install improvements with confidence.

Once the boundary has been established, property corners can be marked and property lines can be flagged or staked to assist with fence installation.

Can I Use My GIS Map or Tax Map?

County GIS maps and tax maps are useful reference tools, but they are not surveys and should not be relied upon for determining property boundaries. These maps are often approximate and may not accurately represent property corners or boundary locations.

Protect Your Investment

A fence is often one of the largest improvements a homeowner makes to their property. Taking the time to verify property boundaries before construction can prevent costly mistakes and help maintain good relationships with neighboring property owners.

If you are considering a fence project, Hawkins Geospatial can help determine your property boundaries and provide the information needed to move forward with confidence.
